The project originally was for window and door replacement only to 24 flats, however, the Client subsequently added replacement kitchens, rebuilding of boundary walls and external hard landscaped areas, provision of gates and fencing, the replacement of rendered areas, repairs to brickwork and replacement of lintols and steel balcony rails and panels. As we were very well known and liked by the Client we were able to get the initial elements of the contract complete whilst the Consultants were specifying the remaining work elements. We were then able to produce accurate costs for the other works to ensure the Client was receiving best value.
We were able to re-allocate the appropriate level of supervision for the second phase of the works having completed all the internal works. By removing the finishing foreman and full-time RLO from the site we were able to keep the preliminary costs at an acceptable level for the second phase of works without impacting upon the residents. |
