The project was for the refurbishment of 26 “hammer-head” blocks of flats (156 units).
The works comprised the replacement of upvc windows, renewal of timber front fire doors, the replacement of kitchens and bathrooms, partial rewiring including communal emergency upgrade and emergency lighting, partial replacement of front access screens and intercom door release systems, replacement of asbestos fascias and soffits with new upvc boards and guttering, redecoration to communal areas. The Client identified a need to upgrade the communal areas as part of an overall plan to upgrade the flats to decent homes standards.
As we were the Clients preferred windows and doors and kitchen and bathroom installer the contract was awarded to ourselves with some benefits also filtering back to the Client.
An example being the site accommodation savings produced by using accommodation from our existing site in the area, meant a major saving was made to the target cost for preliminaries.
The project was carried out through the Fusion 21 framework and we were able to employ 2 trainees on this scheme. We have also encouraged our regular approved sub-contractors to comply with the Clients request to employ Fusion trainees and on this particular scheme and others we have encouraged sub-contractors to employ several trainees.
The overall Resident satisfaction KPI’s were recorded in the high 90’s in line with most of our KHT/Fusion projects.
