The project was to fully refurbish 3nr. 15 storey high tower blocks. The works comprised the replacement windows and doors, the full kitchen and bathroom refurbishment to all 180 flats, the replacement of the central heating system, partial electrical upgrades, the replacement of the external bin-chutes, the replacement of the bird repellent netting, the upgrade and refurbishment of communal access areas, the extension to car parking areas and external works and landscaping. Innovations
As KHT’s preferred window/doors and kitchen and bathroom installer for the Kirkby area we were awarded the opportunity to carry out the prestigious refurbishment of Quarry Green flats in Northwood, Kirkby.
We developed alternative method statements and cost estimates with the Client to use either traditional independent scaffolding or to use mast-climbers. Despite the consultant’s concerns over the use of mast-climbers we proposed their use as the overall saving to the contract was in excess of £100,000. Other factors were discussed regarding training mast operators, risk of possible vandalism costs, the removal of waste materials and the need to stream-line the programme to ensure maximum use of the climbers.
Although progress on external works was slowed in comparison with full independent scaffolding we considered the mast climber would be both beneficial to the project and to the benefit of the residents.
By investing in a factory unit within the local areas we were able to provide an efficient prompt service for the residents and provide secure, dry storage to ensure all materials were available quickly and we could overcome a limited number of changes and variations to the programme by having sufficient stock of materials.
The Site Management team included a full time Resident Liaison Officer to ensure good communication with the residents, as the individual flat refurbishment took in the region of 4 working weeks we had daily contact with each resident to minimise any areas of concern.
To assist the Client we developed our Kinetic Footprint recording system and on the completion of the works all relevant contract information and technical details were included on a simple to operate disc format, the information included start and finish dates, sizes and colours of kitchen units and doors, the sizes of radiators, choice of taps, any communication from the resident and areas of complaint and how the item was resolved
The project was part of our 2007/8 Fusion21 allocation with the materials being procured through the Fusion21/ Value Works procurement methods, our staff are fully conversant with the electronic trading platform for material call offs and confirmation of acceptance.
We also employed several Fusion21 trainees on this contract, as part of our Framework agreement with Fusion is to employ a trainee per £750k of turnover, in total Kinetics have employed nearly 50 trainees since the commencement of Fusion21, most of these trainees have been developed to become an integral part of our directly employed labour team.
