Scheme Colshaw Farm Estate Client Riverside Housing Association Dates 1st April 2007 to October 2007 Period 26 weeks Value Contract value £347,000 Contract JCT Intermediate Form Scope of works
The project was to fully re-roof 103 properties in the Wilmslow area of Manchester.
The works involved fully scaffolding the dwellings, renewing the roof coverings using Redland tiles, renewing the guttering where necessary and leadwork.
The original competitively won tender was to re-roof 26 dwellings, at a value of £80,000, the Client monitored our performance and quality standards and awarded us follow-on phases for a further 103 dwellings. Key performance indicators
The site was strictly monitored and monthly KPI assessments of notice to residents, days in progress, date of completion on cleanliness during the works.
By attaining the overall quality and performance standards required we firstly had our original project extended and subsequently completed the whole estate successfully. Innovations
The project was the first major re-roofing scheme carried out by Riverside Housing Association and by using our experience gathered from successful similar contracts carried out for K.H.T.,Wigan, Stockport and West Lancs.
By going “to the market” we were able to obtain particularly competitive scaffolding prices and pass on the savings made to the Client.
We developed a waste management plan to re-cycle as much product as possible. By using separate skips for the old tiles, timber and general waste we were not only able to limit the volume of rubbish for landfill we were able to negotiate better terms with our waste management partner, again passing on the savings to our Client.
The Site Management team included a full time Site Manager from Kinetics to co-ordinate the chosen sub-contractors and liaise with the Residents. |
